ULI Baltimore Announces WaveMaker Award Winners

The Baltimore District Council of The Urban Land Institute hosted the second annual WaveMaker Awards program on Thursday, September 30 at the Morgan Stanley Building at Harbor Point.
Eighteen projects were initially submitted in a "call for entries." Six projects were selected for demonstrating respectfulness of their surrounding neighborhood, economic impact, community history, geography and local government expertise, and have provided strong economic returns to stakeholders.
In addition to the exceptional developments above, the Baltimore District Council also awarded prominent real estate developer John Paterakis with ULI Baltimore's first-ever Lifetime Achievement Award.
The following are this year's Wavemaker Award Recipients:
Health Care for the Homeless, Inc. (Baltimore City)
This medical (and community) facility is located in the heart of Baltimore City, easily accessible to the many residents that rely and depend on the services Health Care for the Homeless provides. A former parking lot, this exceptional new building was awarded the 2009 Project of the Year award by the US Green Building Council and is anticipated to obtain LEED Gold certification.

Hilton Baltimore Convention Center Hotel (Baltimore City)
The new Baltimore Hilton is ideally situated to serve Baltimore's growing convention and tourism industry, with direct connection to the Convention Center and a backdrop to the City's famed Camden Yards. This building was a cooperative public/private venture that replaced a surface parking lot with 737 guest rooms, 20 luxury suites, 100,000 square feet of ballroom and meeting space, the Diamond Tavern, a 550-car parking garage and numerous green initiatives, including a 31,000 square feet living roof.

Bagby Furniture Building (Baltimore City)
The Bagby Furniture Building is an excellent example of an adaptive reuse of an 1902 industrial building into new offices and retail stores. The revitalization of the streetscape environs with active retail uses has extended the renaissance of Harbor East north, helping to connect to Little Italy. Annapolis Town Center at Parole (Annapolis)
Converting a 35-acre contaminated, blighted, 1960s single-story strip center into a multi-story, mixed-use Town Center in the heart of the Annapolis marketplace is the perfect example of ULI's mission -promoting the responsible use of our land. Annapolis Town Center includes premier retailers, upscale residences and apartment homes centered around a vibrant 24/7 Main Street amenity.

Mariner Bay (Annapolis)
As one of the major anchors of the Annapolis Town Center, Mariner Bay includes 208 luxury apartments, 95,000 square feet of ground floor retail space, a 1,000 car parking structure, a penthouse community facility and rooftop pool with exceptional views of the greater Annapolis area. Mariner Bay, along with the Annapolis Town Center, is a bold example of mixed-use redevelopment that has helped replace a blighted area entering our state's capital with a vibrant mixed-use facility.

Lockwood Place (Baltimore City)
A 90,000-square-foot retail building in the heart of Baltimore's Inner Harbor, Lockwood Place provides a vibrant streetscape along Pratt Street with diverse architecture, street level cafes and vertically integrated retail tenants. This design has prompted the City to recommend that all of the ground level retail extend to the Pratt Street sidewalk.

The Residences at Oella Mill (Ellicott City)
The Residences at Oella Mill is an adaptive reuse of a 1900s textile mill into 147 luxury apartments along the Patapsco River, just outside historic Ellicott City. A section of the historic millrace that provided water power for the mill has been converted into a fish pond, and the conversion honors the historic spirit of the building while creating an unprecedented relationship with the natural, rough topography on which the buildings sit.
