Frankel to Break Ground on Aberdeen Station This Year

Frankel Properties, a private real estate investment firm active in the Harford County marketplace, will break ground this year on Aberdeen Station, a retail shopping center comprising approximately 70,000 square feet adjacent to the Aberdeen Proving Ground (APG) in Harford County, MD.

KLNB Retail principals Patrick A.M. Miller and Adam Miller are handling the leasing on behalf of Frankel Properties. The merchandising mix is expected to include a food store, convenient store/fuel station, bank and sit-down restaurants.

Aberdeen Station is expected to deliver in 2013.

Contained on approximately ten acres of land, the project is located on MD Route 40 (South Philadelphia Road) near the intersection of MD Route 715 directly across the street from the Wal-Mart Super Center. The project is also adjacent to the entrance of Aberdeen Proving Ground which currently contains more than 35,000 employees on a daily basis.

The site plan for Aberdeen Station depicts three ingress/egress points for the project for consumers utilizing MD Route 40 or Edmund Street, as well as a new four-way traffic light that will also service the Wal-Mart Super Center project. The project features direct roadside visibility from MD Route 40.

The area has a growing need for retail amenities in the area surrounding APG due to the Base Realignment and Closure (BRAC) activities, according to Miller.

"Retail development in the Aberdeen Proving Ground marketplace has not kept pace with the accelerated growth of Class A commercial office space over the past several years," said Miller. "The 2.5 million square foot APG Command Center was completed last fall, and a multitude of developers have delivered and leased several million square feet of additional space both within and just outside the gates of Aberdeen Proving Ground. The immediate marketplace remains underserved for day-to-day retail amenities."
